These Terms of Service (“Terms”) govern your use of mirandaroserealty.com (the “Site”) and the text message program described below. The Site is operated by Miranda Rose Realty (“we,” “us,” or “our”), the business of Miranda Landeros, a licensed real estate salesperson with Realty of America LLC (Arizona license #SA718248000). By using the Site, you agree to these Terms. If you do not agree, please do not use the Site.
1.Who we are and what the Site is
The Site provides general information about our real estate services and the Phoenix West Valley market, and lets you contact us, book a consultation, and view featured listings. Using the Site, contacting us, or receiving messages from us does not by itself create a broker-client, agency, or fiduciary relationship. Any representation agreement must be in writing and signed by the parties.
2.Not professional advice
Content on the Site is for general information only. It is not legal, tax, lending, accounting, or investment advice, and you should consult a qualified professional before making decisions. Nothing on the Site is a promise or guarantee of home value, appreciation, rental income, or investment return, and past results do not predict future results.
3.Listing and market information
Property details, prices, photographs, and availability may come from third parties and can change or become outdated without notice. Information is deemed reliable but not guaranteed. Please verify anything important with us or the listing brokerage before relying on it.
4.Acceptable use
You agree to use the Site only for lawful purposes and not to interfere with it, attempt to gain unauthorized access, submit false or misleading information, or use it to send unsolicited messages. We may restrict access to anyone who misuses the Site.
5.Intellectual property
The Site’s text, design, logos, photographs, videos, and other content belong to Miranda Rose Realty or its licensors and are protected by law. You may view the Site for personal, non-commercial use, but you may not copy, reproduce, or distribute its content without our written permission.
6.Third-party services and links
The Site uses and links to third-party services, including GoHighLevel / LeadConnector for forms, chat, and booking, and sites such as Instagram, Facebook, and Zillow. Those services have their own terms and privacy practices, and we are not responsible for them.
7.Communications
When you contact us, you agree we may respond by the method you used or the contact details you gave us. Text messages are governed by the Text Message Program Terms below. You can opt out of marketing emails at any time using the unsubscribe link.
8.Text Message Program Terms

What you will receive
If you opt in, we may text you replies to your inquiries, appointment confirmations and reminders, follow-ups about your real estate goals, property and listing information, market updates, event invitations, and promotional messages such as special offers and new listing updates.
How you opt in
You opt in by entering your mobile number in our website chat or another form that shows our text message consent disclosure and submitting it, or by texting us first. By doing so, you authorize Miranda Rose Realty to text or call the number you provided, possibly using automated technology. Consent is not a condition of purchasing any goods or services. You must be the authorized user of the phone number and at least 18 years old.
Message frequency and cost
Message frequency varies based on your requests and activity. Message and data rates may apply under your mobile plan. We do not charge for messages.
Opt out
You can cancel at any time by replying STOP to any message. You may also reply STOPALL, UNSUBSCRIBE, CANCEL, END, or QUIT. You will receive a confirmation message, and we will not text you again unless you opt back in. If you want to rejoin after opting out, reply START or contact us.

Carriers and delivery
Messages are available on participating U.S. carriers. Carriers and Miranda Rose Realty are not liable for delayed or undelivered messages.
Privacy
We handle your information as described in our Privacy Policy. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.
9.Disclaimer of warranties
The Site is provided “as is” and “as available.” To the fullest extent the law allows, we make no warranties of any kind, express or implied, including about accuracy, completeness, availability, or fitness for a particular purpose.
10.Limitation of liability
To the fullest extent the law allows, Miranda Rose Realty and Miranda Landeros will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or data, arising from your use of the Site or reliance on its content. Nothing in these Terms limits liability that cannot be limited by law.
11.Governing law
These Terms are governed by the laws of the State of Arizona, without regard to conflict of law rules. Any dispute relating to the Site will be brought in the state or federal courts located in Maricopa County, Arizona, unless the law requires otherwise.
12.Equal Housing Opportunity
We are committed to fair housing. We serve all clients without discrimination on the basis of race, color, religion, sex, handicap, familial status, national origin, or any other characteristic protected by law.
13.Changes to these Terms
We may update these Terms from time to time. The “Last updated” date above shows when they last changed. Continued use of the Site or the text message program after an update means you accept the revised Terms.
