This Privacy Policy explains how Miranda Rose Realty (“Miranda Rose Realty,” “we,” “us,” or “our”) collects, uses, and shares information when you visit mirandaroserealty.com (the “Site”), use our contact form, chat, or booking tools, or communicate with us by text message, phone, or email. Miranda Rose Realty is the business of Miranda Landeros, a licensed real estate salesperson with Realty of America LLC (Arizona license #SA718248000).
1.Information we collect
Information you give us. This can include your name, email address, mobile phone number, the contents of any message or chat you send, whether you are looking to buy, sell, or invest, property details or preferences you share, and appointment details when you book a consultation.
Information collected automatically. When you use the Site, our hosting provider and the tools embedded in the Site may receive technical information such as your IP address, browser and device type, the pages you view, the date and time of your visit, and cookies or similar technologies needed to make those tools work.
Records of our communications. If you text, call, or email us, we keep a record of the communication, including your phone number or email address, the content of the message, and your opt-in and opt-out status for text messages.
2.How we use information
- To respond to your questions and requests, and to schedule consultations and appointments.
- To provide real estate services, including sharing property information, market updates, and next steps in a transaction.
- To send you text messages, emails, or calls you have asked for or agreed to receive (see Section 3).
- To operate, secure, and improve the Site and our services.
- To keep the records that real estate law and good business practice require, and to protect our legal rights.
3.Text messaging (SMS) and mobile information
If you give us your mobile number and agree to receive text messages, we use it to send the messages described in the Text Message Program Terms in our Terms of Service.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing to subcontractors in support of services, such as customer service and message delivery, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
You can opt out of text messages at any time by replying STOP to any message. Reply HELP for help. Message and data rates may apply, and message frequency varies. Consent to receive text messages is not a condition of purchasing any goods or services.
4.How we share information
We do not sell your personal information. We share it only in these limited ways:
- Service providers. Companies that help us run the business and the Site, such as our customer relationship management, messaging, forms, chat, and scheduling platform (LeadConnector / GoHighLevel), our website host (Vercel), and our email provider. They may process your information only to provide services to us.
- Our brokerage. Realty of America LLC, the brokerage under which Miranda Landeros is licensed, in connection with real estate transactions and regulatory record-keeping.
- Transaction professionals. Lenders, title and escrow companies, inspectors, other real estate agents, and similar professionals, when needed to complete a transaction you have asked us to work on, or when you ask us to introduce you.
- Legal and safety. When required by law, court order, or a regulator, or to protect the rights, property, or safety of you, us, or others.
- Business changes. If the business is sold or reorganized, your information may transfer to the new owner subject to this policy.
5.Cookies and tracking
The Site does not currently use third-party advertising or analytics trackers. The form, chat, and booking tools embedded in the Site are provided by LeadConnector (GoHighLevel) and may set cookies and receive your IP address so they can function. The Site also loads fonts from Google Fonts, which may receive your IP address. You can control cookies through your browser settings, though some features may not work without them.
6.Retention and security
We keep your information for as long as needed for the purposes above, including any period real estate or other laws require us to keep transaction records. We use reasonable administrative and technical safeguards to protect it, but no method of transmission or storage is completely secure, so we cannot guarantee absolute security.
7.Your choices
- Text messages: reply STOP to opt out at any time.
- Emails: use the unsubscribe link in any marketing email.
- Your information: you can ask us to access, correct, or delete the personal information we hold about you by contacting us below. We will respond within a reasonable time, and we may need to keep certain records where the law requires it.
8.Children
The Site is intended for adults and is not directed to children under 13. We do not knowingly collect personal information from children under 13. If you believe a child has given us information, contact us and we will delete it.
9.Links to other sites
The Site links to third-party services such as Instagram, Facebook, Zillow, and booking pages. We are not responsible for their content or privacy practices, so please review their policies.
10.Changes to this policy
We may update this Privacy Policy from time to time. The “Last updated” date above shows when it last changed. Continued use of the Site after an update means you accept the revised policy.
